TILBA FARM TERMS & CONDITIONS Welcome to Tilba Farm. We are a 320-acre working farm and run Angus Beef and Dorper Sheep. Built in 2018, our three-bedroom farmhouse including verandah is 157 sq metres. Plus we now have a Tiny Home with 50 sq m of living and verandah space. When booking Tilba Farm, you acknowledge that you have read and agreed to comply with our Terms and Conditions, Payment Policy and Cancellation Policy. 1. Arrival/departure times: Check-in time is from 3.00pm on the day of arrival and the premises must be vacated by 10am on the day of departure (unless prior arrangements have been made) for the Farmhouse; and 11am for the Tiny HOme. If you expect to arrive after dark please let us know in advance. In the days prior to your arrival, you will be sent arrival details including entry code for the house.2. Number of occupants. The number of occupants including children must not exceed six people in the Farmhouse, and four people in the Tiny Home. No mattresses, tents or caravans or more cars than the property accommodates are allowed.3. Non-smoking. Please do not smoke inside the house.4. Telephone and Wi-Fi Telstra and Optus are the best providers for the region. NBN Wi-Fi is available in the house, and is generally very good, but on the rare occasion can be affected by weather or service work. 5. Linen and consumables: Your holiday accommodation is fully self-contained including linen (sheets, pillowcases, bath towels, tea towels), but not serviced. Please bring your own beach towels. 6. Please bring personal consumables. There is a supply of toilet paper, detergent, soap and washing powder, but not shampoo, conditioner etc. There is a Nespresso machine, but please bring your favourite coffee pods. 7. Tariffs: Tariffs quoted are correct at the time of booking. Bookings are only secured once a 50% deposit is paid via credit card or via bank deposit. If payment is declined for whatever reason, your tentative booking will be cancelled and we will notify you by email.8. Cleaning Fee: Two-day bookings for the Farmhouse (not the Tiny Home) incur a $90 cleaning and laundry fee which will be billed separately when your final payment is made. Three-day bookings, and bookings over three days, do not incur a cleaning and laundry fee. 9. PAYMENT POLICYRates vary according to the season. Peak periods occur over Christmas and summer school holiday periods, Easter, and April school holidays.To confirm your reservation, a credit card or a deposit to our bank account is required.CREDIT CARDSWe accept Visa, Mastercard or AMEXOn acceptance of the reservation, a 50% deposit will be charged to your credit card.The remaining balance will be processed automatically on the credit card provided with your booking, 7 days prior to your arrival.Credit surcharges are additional: 2.95% on AMEX and 1.95% on Visa or Mastercard.Any failed or non-payments will be deemed a cancellation of the booking.Bookings taken within 7 days of arrival will be charged the full amount at time of booking. This will be debited to your credit card.DIRECT DEPOSIT TO OUR BANK ACCOUNTIf you wish to pay by direct deposit, please email us on info@tilbafarm.com.au and I will contact you with our bank account details. A 50% deposit is required when paying by direct deposit. The same cancellation policy applies. Cleaning Surcharge - You are required to leave the cottage in a clean and tidy condition. An additional fee of $50.00 will be charged to you if you bring an approved dog (please email us re approval of small to medium non-shedding dogs only)10. Cancellation PolicyAll cancellations must be made in writing to us at info@tilbafarm.com.au and are subject to a $65 admin fee. If you cancel within six weeks of your booking commencing, no refund will be offered unless the property can be rented for the entire duration of your booked stay.

COVID PolicyPLEASE ENSURE YOU FOLLOW THE NSW HEALTH POLICIES.If you are unable to travel due to government restrictions we will credit your deposit for 24 months.12. Liability & Indemnity Guests staying at Tilba Farm do so at their own risk. Raw Estate Pty Ltd incur no liability for any loss, damage to property, personal injury or illness, including by reason of negligence. You agree to indemnify and keep indemnified Tilba Farm and its employees against liability to any person arising under, or in right of you, in respect of any loss or damage arising out of or in consequence of your participation in the use of the premises managed by Tilba Farm. 13. Property Etiquette Please drive slowly at all times on the property. Please park in the parking area next to your house, not on the grass. Tilba Farm is a working farm and property maintenance may be carried out during your stay. Tilba Farm is not a party house and we will not accept bookings for schoolies. Please be respectful of all people at all time - guests are expected to not use language or engage in behaviour that will cause offence or inconvenience to the owners. 12. Children We remind Tilba Farm guests that the safety of their children remains the sole responsibility of their parents/guardians. Children must be supervised at all times and kept away from farm machinery. Please note there are electric fences lining some paddocks – to prevent shocks, please do not touch fence wires.13. Hazards Guests are urged to take precautions when walking at night, please use the torch provided. There are electric fences lining some paddocks – to prevent shocks, please do not touch fence wires. As in all country areas, there are ticks, spiders and other insects. We rarely see a snake, but they are out there. A first-aid kit and insect spray are provided in the house. In warmer weather, keep the flyscreens on doors and windows closed, to prevent mosquitoes and flies entering the house. 14. Tank Water & Septic There is filtered tank water for all uses, but it’s limited to make sure showers are not toooo long. To keep the septic system working, please scrape off food scraps off plates before washing up and only dispose of toilet paper in the toilet (no sanitary items). We have a Rinnai Continuous Gas Hot Water System installed. If the hot water runs out, it means the as bottles needs to be replaced so please contact us if this occurs. 15. Fireplace We have a wood-burning fireplace in the house. If you need more wood or firelighters please contact us. It warms the entire house quickly. 16. Excess cleaning/rubbish removal: We ask that you leave our farmhouse premises as you found it, being neat and tidy. All food and beverage items must be removed from the refrigerator. Any spillages, fridge and kitchen benches must be wiped, dishes washed, dried and put away clean, BBQ cleaned, lights, fans and air conditioning turned off and all garbage placed in the appropriate garbage bin. All items including furniture, outdoor furniture, umbrellas, cutlery, crockery, kitchen utensils must be returned to their original positions.17. Garbage bins: The garbage bin is next to the water tank. Please put all garbage in the bin.18. Personal property: No responsibility is accepted for guests personal property left on the premises during occupancy or after departure. Any property left behind will be stored by us for 14 days. If you require items to be mailed to you they will be COD at your expense.19. Damage/breakages/losses: Although Tilba Farm does not require a security deposit, should any damage beyond fair wear and tear be caused to the property, or should it be necessary to conduct additional cleaning at the end of your stay, the cost will be charged to you. Guests will be notified on claims being made prior to payments being debited. Any damage/breakages/losses must be reported to the owners. The guest will be responsible for damage to the property or premises or loss of or damage to any items at the property, including, but without limiting the generality of the foregoing, floors and floor coverings, furniture and fittings, kitchen utensils, crockery, glassware, cutlery and the guest will pay to Tilba Farm the full cost of replacement or repair of any such items damaged or lost. All furniture and equipment must be left in the premises as originally found ie: furniture should not be moved. By agreeing to these terms and conditions you authorise Ingrid Roepers of Tilba Farm to charge any costs for damages to your credit card accordingly.20. BBQ Please ensure the BBQ is fully-cleaned before departure. There is a spare gas bottle.21. Keys and TV Remote: Guests are responsible for the safekeeping and replacement of accommodation keys. Lost keys or remote will incur a cost of $30 which will be charged to your credit card22. Pets: All pets have to be approved prior to your arrival. Please email info@tilbafarm.com.au We will accept well-trained, small to medium, non-shedding dogs. We cannot have cats as we have allergic members of our family. Your dog should be vaccinated, fully wormed and be protected for ticks. We ask you to clean up after your dog, and use poo bags to remove deposits. Dogs must not be left alone or unattended We ask that your dog does not enter the bedrooms, walk on the carpet, climb on beds, sofas or furniture. Please ensure that the house is free from dog hair before you leave. We will charge an additional cleaning fee of $50 to host your dog.There are animals in our paddock. Never take dogs into paddocks. Walk your dog on the long driveway and there’s plenty of room to play in the house’s fenced garden. Mystery Bay beach is off-leash 24 hours in the winter and in summer dogs are allowed on the beach off-leash before 9am and after 5pm. There are other nearby dog-friendly beaches in the area. Please check Eurobodalla Council website for dog beaches; and if visiting south of Wallaga Lake, see the Bega Council website. 23. Repairs: All repairs will be carried out as soon as practicable. On public holidays, weekends and after hours it may be difficult to get trades people immediately. We will make every effort to minimise inconvenience; however partial refunds or discounts will not be given. In the event of a major problem rendering the property uninhabitable, we will make every effort to find alternative suitable accommodation for you. Please advise the owers of any repairs, problems, complaints as soon as possible so we can sort them for you. Any feedback, good or bad, is appreciated. Guests are required to allow repair and or service personnel to enter the premises during reasonable hours by arrangement (and at any time in an emergency) for the purpose of conducting any repairs, maintenance or service. 24. Departing the property: The property must be vacated on time and secured with windows & doors locked. All keys must be returned to the key lock box. At the end of the stay, please close the gate at the street entrance/exit. 25. It is your responsibility to have read and understood these Terms and Conditions before making a booking and paying a deposit.26. You must monitor the observance of the Terms and Conditions by your guests and invitees. A breach of these Terms and Conditions by your invitees or guests will be considered a breach by you.27. By paying the deposit you agree to enter into an agreement to rent the Premises from Raw Estate Pty Ltd (trading as Tilba Farm) and its owners Ingrid Roepers and Grant Leury in accordance with these Terms and Conditions.28. We reserve the right to enter the Premises at any time for any reason to ensure the compliance with these Terms and Conditions.29. We reserve the right to reject booking requests30. We reserve the right to change terms and conditions at any time31. We reserve the right to adjust rates at any given time32. A failure to comply with any of the above conditions may be considered a serious breach of this agreement resulting in your eviction, the loss of your bond (if any) and/ or monies paid (or owed) by you, charges to your credit card for damage/loss/breakage, excess cleaning or rubbish removal. If a booking or tenancy has been cancelled due to a breach of our terms and conditions no refund is available.
